A BMS Technician is responsible for the installation, maintenance, troubleshooting, and repair of Building Management Systems (BMS), which monitor and control building services like HVAC, lighting, power, fire systems, and security. The BMS Technician ensures these systems operate efficiently, reliably, and in accordance with the building’s operational requirements.
Install, program, and configure BMS hardware and software, including sensors, controllers, and interfaces.
Monitor and maintain building automation systems (HVAC, lighting, fire alarms, access control, etc.).
Perform preventive maintenance and system diagnostics to ensure optimal performance.
Troubleshoot and repair faults in the BMS system, including wiring, sensors, controllers, and communications networks.
Respond to alerts and alarms generated by the BMS and take appropriate action.
Assist in commissioning of new systems and upgrades to existing ones.
Coordinate with mechanical, electrical, and IT departments for integrated system performance.
Ensure all work complies with safety standards and manufacturer specifications.
Maintain documentation, including drawings, system configurations, maintenance logs, and service reports.
Support energy management by ensuring BMS is optimized for energy efficiency.
Provide technical support and training to staff on using the BMS interface and understanding alarms.
Liaise with contractors and vendors for BMS components and servicing.
Participate in testing and validation of new systems or upgrades before handover.
Proven experience as a BMS Technician or in a similar automation/controls role (typically 2–5 years).
Strong understanding of BMS systems, protocols, and components (e.g., HVAC controls, SCADA, PLC, Modbus, BACnet).
Ability to read and interpret technical drawings, control schematics, and system architecture diagrams.
Solid knowledge of electrical and mechanical systems within buildings.
Good troubleshooting and problem-solving skills.
Familiarity with energy efficiency principles and sustainable building practices.
Strong communication and reporting skills.
Ability to work independently and respond to emergency issues when needed.
High school diploma or equivalent; a diploma or certification in electrical, electronics, automation, or mechanical systems is preferred.
Manufacturer-specific BMS training or certifications (e.g., Honeywell, Siemens, Schneider, Johnson Controls).
Experience with HVAC systems, chilled water systems, or variable air volume (VAV) controls.
Knowledge of IT networks related to BMS integration.
Familiarity with green building standards (e.g., LEED).
Location: Commercial buildings, hospitals, airports, data centers, industrial plants.
Hours: Full-time; may include shifts or on-call duties, especially in 24/7 facilities.
Environment: Combination of office (control room) and fieldwork within technical rooms or rooftops.
Contract period: 2 years
Food: SR 300 food allowance or provided by the company.
Transportation: Provided by the company.
Accommodation: Provided by the company.
Working hours: 8 hours a day, 48 hours per week.
Overtime: As per KSA government law.
Vacation: 21 days per year.
Medical facilities: Provided as per company policy.
Air passage: One-way free ticket after completing the contract.
Probation period: 3 months (as per KSA law).
