A BMS Operator is responsible for monitoring, controlling, and optimizing the performance of a building’s mechanical, electrical, and plumbing systems through a centralized Building Management System (BMS). They ensure that systems such as HVAC, lighting, fire safety, security, and energy management are operating efficiently and safely.
Monitor and operate the Building Management System (BMS) to ensure optimal performance of HVAC, lighting, electrical systems, fire alarm, security, and other building systems.
Respond to BMS alarms and take corrective action to resolve issues quickly, minimizing disruptions to building operations.
Conduct routine inspections of the BMS and associated systems to identify potential issues or inefficiencies.
Perform system overrides or adjustments based on operational requirements, such as temperature, lighting, and energy consumption.
Ensure that all systems are operating within established parameters and according to safety and environmental regulations.
Review daily logs and system reports to ensure there are no outstanding issues and escalate any necessary problems to senior staff or technicians.
Maintain accurate records of BMS operations, system faults, maintenance activities, and any actions taken.
Coordinate with maintenance teams and service providers to schedule repairs or upgrades as needed.
Assist in performing energy audits and implementing energy-saving measures.
Participate in preventive maintenance and regular calibration of BMS equipment to ensure accuracy and reliability.
Provide technical support to building occupants and management when necessary.
Proven experience in operating a Building Management System (BMS) or a similar role, typically in facilities management or building operations.
Knowledge of mechanical, electrical, and HVAC systems commonly controlled by BMS.
Understanding of energy management and sustainability practices.
Ability to read and understand system diagrams, blueprints, and technical specifications.
Proficiency in using BMS software and other related control systems (e.g., Honeywell, Johnson Controls, Trane).
Strong troubleshooting skills for identifying and resolving issues related to building systems.
Good communication and reporting skills to interact with other team members, building management, and external contractors.
Ability to work independently and manage time effectively in a fast-paced environment.
Knowledge of building codes, regulations, and safety standards.
High school diploma or equivalent; technical certification in building systems or facilities management is a plus.
Certification in BMS operation or related systems (e.g., Tridium, Honeywell, Siemens).
Experience with energy management systems and sustainability initiatives.
Familiarity with preventive maintenance practices and safety protocols.
Previous experience in large commercial or industrial buildings is preferred.
Location: Typically based in a building or facility with a central BMS control room.
Hours: Shift-based work, including evenings, weekends, and potentially holidays, depending on the needs of the building.
Travel: Minimal travel required, but flexibility to work in different buildings or locations may be necessary.
Contract period: 2 years
Food: SR 300 food allowance or provided by the company.

Working hours: 8 hours a day, 48 hours per week.
Overtime: As per KSA government law.
Vacation: 21 days per year.
